NON-REFUNDABLE RATE BOOKINGS

The booking confirmation is subject to:

  • Availability of the apartment at the time the written request is received;
  • Full payment of the booking. If payment is made by credit card, only cards in the name of the booker will be accepted. If not, the charge will be refunded, and a new payment will be required.
  • Providing full name, address, and tax identification number for invoice issuance.
  • Compliance with Italian law regarding guest registration.
  • If requested, authorization for the security deposit pre-authorization.

The booking is confirmed only upon receipt of written confirmation from Flatinrome.

STANDARD RATE BOOKINGS

The booking confirmation is subject to:

  • Availability of the apartment at the time the written request is received;
  • Payment of 30% of the total amount or successful pre-authorization for the full amount;
  • Providing full name, address, and tax identification number for invoice issuance.
  • Compliance with Italian law regarding guest registration.
  • If requested, authorization for the security deposit pre-authorization.

The booking is confirmed only upon receipt of written confirmation from Flatinrome.

BOOKING CONDITIONS

The booking details are those indicated by Flatinrome in the proposal. The client must verify the details and report any discrepancies via email.

The price includes:

  • Check-in service (in-person or remote). In-person check-in after 8:00 PM has a €50 fee; after midnight, €70.
  • Final cleaning (charged separately unless specified otherwise).
  • Fully equipped apartments with linens, towels, and WiFi.
  • Utilities (water, electricity, gas).
  • Air conditioning (June 15 - Sept 30) and heating (Nov 5 - April 15).
  • 24/7 assistance via emergency number.

CANCELLATION BY THE GUEST

Cancellation policies apply only to bookings made directly through flatinrome.it. Bookings via other platforms may follow different rules.

  • Non-Refundable bookings: No refunds or date modifications.
  • Standard rate bookings: Free cancellation up to 5 days before check-in. After this, the full booking amount is due.
  • No refund for early departures.
  • The price set at the time of booking remains unchanged regardless of guest number reduction.

CANCELLATION BY FLATINROME

Flatinrome reserves the right to cancel a booking in exceptional cases, offering alternative accommodation. If declined, the booking will be canceled without penalty.

ASSISTED CHECK-IN

Guests must provide bed configuration and estimated arrival time via email at least 3 days before arrival.

  • Standard check-in: 4:00 PM - 8:00 PM.
  • Late check-in fees: €50 after 8:00 PM, €70 after midnight.
  • Early check-in before 4:00 PM: 50% of an additional night's rate.

CHECK-OUT PROCEDURE

  • Standard check-out: 10:00 AM.
  • Late check-out fees: 50% of an additional night's rate.
  • Late departures incur a €20 fee per hour.

SELF CHECK-IN

Guests can use self-check-in to access the apartment without staff assistance.

  • Full payment must be settled before check-in.
  • Guest ID copies must be provided in advance.
  • Security deposit pre-authorization is required.

RULES FOR GUESTS

Flatinrome apartments are in residential buildings, and guests must respect local regulations.

  • Quiet hours: 10:00 PM - 9:00 AM. Excessive noise may result in police intervention.
  • No parties or gatherings.
  • Only registered guests may stay overnight.
  • The property owner may inspect the apartment if necessary.

Penalties and additional charges:

  • €100 fine for noise complaints.
  • €50-100 charge for staff intervention due to guest errors (e.g., lost keys).
  • €300 penalty for lost keys or damaged locks.
  • €50 charge for lost or damaged electronic key cards.

APPLICABLE LAWS

The contract is governed by Italian law and falls under the jurisdiction of the Court of Rome.
